Apartment building Brno Leitnerova

Leitnerova is a new apartment building in Brno with 28 apartments and shared common areas, fully equipped with Loxone. Lighting, shading, security and air conditioning run in each home, while water, electricity and heat are metered. The project won first place in the Construction of the South Moravian Region competition and combines long-term subletting with apartments tailored to individual residents.

01 / Challenge

What the project had to solve.

The investor needed one technology layer across a new building of 28 apartments and common areas, with two very different uses side by side: apartments for long-term subletting and apartments tailored to specific residents. The system had to raise comfort without complicating operation, simplify management of shared spaces and provide clear measurement of water, electricity and heat. It also had to suit both individual housing and rental operation, so that technology would feel like a natural part of the building rather than an add-on.

02 / Response

How the system was delivered.

Loxone was installed in all 28 apartments and in the common areas. Inside each home it controls lighting, shading, security and air conditioning, and records water, electricity and heat consumption precisely. Settings range from simple, robust configurations for subletting to individually configured solutions that reflect each resident's lifestyle. In corridors and entrance areas, lighting follows movement and time of day, keeping shared spaces efficient and low-maintenance. The automation forms the technical basis for smooth operation and raises the attractiveness of the property.

“Loxone can connect user comfort, an energy overview and simple building management into one functional unit. For an apartment building with various types of use, it is crucial that the technology is reliable, scalable and sustainable in the long term, for both residents and operators.”
