Reference application
Two hundred apartments, one comfort standard.
A coastal residential and resort development where apartment comfort, shared amenities and building access run on one platform.

Location
Budva, Montenegro
Building type
Residential & resort
Scope
200 luxury apartments
Platform
Loxone local-first automation
The brief
Residential scale, hospitality expectations.
A residential resort has to deliver a consistent comfort standard across hundreds of apartments while keeping shared infrastructure and access under control. The operator needs a view of the whole building without asking residents to manage a Building Management System.
This reference application shows how apartment-level control, shared-area automation and access can sit on the same architecture.
01 / Need
What the building needs
Comfort at apartment scale, visibility at building scale.
- Apartment-level climate, lighting and shading that residents can use without training.
- Shared-area automation that follows occupancy and season.
- Access and building systems that the operator can supervise remotely.
02 / Response
What the platform does
Local control in each apartment, one view for the operator.
- Apartment controllers run climate, lighting and shading locally.
- Shared systems and access events are supervised at building level.
- Energy and comfort data can be reviewed across the portfolio.
